Even before a contract is written up, we meet potential clients to discuss objectives, plans and other requirements. If financing is required we can assist with this as well.

Should you have the financing in-place and the building location identified we can then review your construction requirements. Issues like parking, garage bays, overhead doors, appearance, overhead cranes, landscaping, office layouts, mezzanine requirements, lobbies, etc. Together we can assist in determining optimal building specifications and feature selections.

Upon a finalized design being completed, when required we will provide 2D or 3D renderings to assist in visualizing the layouts and features. This early stage interaction provides the assurance that you will get an optimal building for your purposes. And if a site layout is required, we can assist in ensuring that the services and site features are appropriate and cost effective for the requirements of the development.

Throughout the design and construction stages, costs associated with the building and the timeline to construct are reviewed with key constraints addressed. We work closely with our clients to ensure that the building design and the civil construction requirements meet budgetary objectives.

Contract Stage

At the Contract stage we review the issues and options and come to an agreement on the key terms of the development project.

The agreement can be Design-Build where clients select a design-build arrangement when they want to work with one contract entity, instead of several contractors and consultants. As the design-builder, Kehew will provide comprehensive design and construction services as your single point of contact. Drawing on the team’s combined expertise, we address project design and building construction requirements, within the budget and schedule parameters, resulting in less potential for project escalation. Also, we can implement a fast-track approach, starting construction before the total design is complete.

If you already have a design team in mind, we can provide a construction management service. As a construction manager we work with the design team and, depending on your needs, with trade contractors and suppliers. This service promotes effective project coordination and communication from the beginning, creating an environment for success. As construction manager, Kehew applies its construction management expertise in the areas of construction costs, schedule, and market trends to help ensure the project is executed within your fiscal guidelines.

If your design team is in place, we can offer a more traditional design-bid-build method with a lump-sum or cost-reimbursable contract. After yourarchitect/engineer completes the drawings and issues them for pricing we would act as a generalcontractor through a sole source or a competitive bid process. This method appeals to clients who have the resources and construction experience necessary to independently contract with the architect or engineer and general contractor and is comfortable with the longer schedule and more additional effort required.

Kehew’s goal is to add value where possible and find alternative construction methods and materials that will result in quality enhancements, serviceability, and life cycle improvements that will save you money while respecting all specifications and codes.

We are so confident in our ability to deliver you results that, after a detailed assessment and some recommendations, we can offer a Firm Fixed Price. With these projects we would stand by the price we offer and be solely responsible for any cost overruns. Based on the Scope of Work agreed to, Kehewassumes the full responsibility, transferring the risk from you, the Owner, to us, your general contractor.

Kehew provides a safe worksite and establishes and maintains adequate standards of maintenance of site & equipment to ensure that physical and health hazards are guarded against or eliminated, and develops work procedures conducive to a safe and healthy workplace.

Kehew ensures that workers are properly instructed to do their work safely; enforces safe work procedures and regulations; and corrects all unsafe activities. All workers and subcontractors are required to work safely, to know and follow all rules and safe work procedures.

In fulfilling the commitment to protect both people and property, management maintains a safe and productive work environment in accordance with industry standards and in compliance with legislative requirements. Every effort is made to identify and eliminate hazards that may result in property damage, accidents or personal injury or illness.
Accidental injury and loss are eliminated or controlled through effective communication, training, maintenance and commitment of both management and qualified employees.
